The Enterprise Mill complex was originally constructed on the Augusta Canal between 1845 and 1888 and primarily operated as a textile-manufacturing plant up until 1983. In 1997 Augusta businessman, Clayton Boardman, purchased the abandoned site, and brought Capers & Associates, Inc. on board to develop his vision for the multi-use complex.
Capers & Associates and Mr. Boardman assembled the design-build team, by interviewing and hiring Ms. Anne Catherine Murray and the Brock Green Architectural Firm. Ms. Murray, a historic preservationist and former Georgia Trust employee was brought on board to provide the guidance needed to apply for and to receive Federal tax credits for the project. The Brock Green Firm, a young energetic architectural design group out of Atlanta has completed similar projects in the Atlanta area.
Capers & Associates, Mr. Boardman and Ms. Murray toured other similar mill conversions in the northeastern United States and attended a Preservation Workshop in Chicago. Mr. Boardman's vision developed into a multi-use facility with 56 loft apartments and the balance in office and retail space.
Construction began in 1997 with major demolition, removal of textile equipment, environmental clean up, the un-bricking of over 540 window openings, and the demolition of some 30,000 square feet of deteriorated structures. Over 500 tons of debris, etc. was removed from the site. At the peak of construction Capers & Associates' employees and subcontractors' personnel numbered over 200 workers.
The rehabilitation design took full advantage of the natural beauty of the building by exposing the existing maple floors, solid brick exterior walls and the heart pine heavy timber construction. New roofs, consisting of hand-turned tin, standing seam metal, and membrane systems, were installed on the entire complex.
One of the many unique features of the old textile mill, and the reason for its location was its own hydrogeneration electric plant. Upgraded and operating, the twin 1920 era generators and their water intake structures, using water from the Augusta Canal, are now available for public viewing.
The Enterprise Mill project is one of the largest design-build rehabilitation projects in the southeastern United States, which won the 1999 Georgia Trust Award.
